Planning Commission-Monday, Jan. 7, 2013 @ 7 PM

Hi All,
The full agenda and packet are found on the township website under Minutes on Demand.  You will need to do a series of clicks to get to the Planning Commission report.

The first item is basically Trader Joe's  (new location @ SW Maple/Telegraph shopping center) requesting a liquor license to retail sell only beer and wine.  This is a different kind of liquor license than that held by Sav-On Drugs in the same shopping center.  Sav-On Drugs may also sell liquor as well as beer and wine.

In my opinion, I don't anticipate any problems with this approval.

The second agenda item is to renovate the former Rio Bravo Restaurant /former Mountain Jack Restaurant at 2262  Telegraph Rd. north of Square Lake  to become the BLOOMFIELD GRILLE restaurant requesting a Class C liquor license transfer from the previous tenant.

George Lucaj of J.S. Holdings, LLC  is proposing hours from 10 am to 12 am (midnight) which would require special permitting to operate after 9 pm.  Outdoor seasonal seating is also being requested.

There is an entrance to this commercial property off Bataan Drive which is a road for residential properties.  Those residents may want to attend the meetings to assure proper landscaping and hours for deliveries and trash pickup are acceptable.  A masonry wall could be considered to separate the differently zoned parcels.  The assessor's office has indicated that these nearby residential properties already reflect a 10% land value reduction for economic obsolescence.

The below is from the Planning Packet found on the township website (p.26/51) which describes the changes to the building:

Since this property has been restaurants in the past, in my opinion, I do not anticipate any problems with this new proposal.
That said, if any of the residential owners or business owners have experienced problems with past endeavors on this site....NOW IS THE TIME... to try to address the issues with the new owners while in the permitting process.   Now is also the time to REVIEW the ASSESSED value of your home.
